Most people think value-add multifamily investing means one thing

Summary
Renovating units.

New countertops. Fresh paint. Stainless steel appliances.

Those upgrades matter.

But they’re not actually what drives the majority of value in multifamily real estate.

The real driver is NOI = Net Operating Income.

And once you understand how NOI works, you start to see why professional operators look at properties very differently.

Multifamily property values are primarily determined by the income the property produces.

So when NOI increases, value increases.

Here’s a simple example:

If a property increases NOI by $100,000 per year, and comparable properties are trading at a 6% cap rate, that single improvement can increase the property's value by roughly:

$1.67 million.

Same property. Same building. Same location.

Just better performance.

That’s why value add investing isn’t just about renovations. At LSCRE, we think about value creation through several different levers.

1. Physical Value Add

This is the most visible and certainly the one most sold to investors.

Unit renovations, improved amenities, better curb appeal, all of these can allow a property to command higher rents.

Higher rents = higher revenue = higher NOI.

But physical improvements are just the starting point. If you look at what has happened the last few years with supply, physical improvements have not been able to drive higher rents as new supply on the market has been commanding much of the new occupancy and vacancy rates have risen. This devalues the physical value add and limits its impact on a property.

2. Operational Value Add

Many properties underperform because of poor operations. This is a highly overlooked and extremely valuable strategy.

Better leasing execution. Better expense management. Better resident retention.

Small operational improvements can dramatically improve a property's financial performance.

In many cases, operational improvements create as much value or more as renovations without the significant upfront costs. A good question to ask would be “Is you company vertically integrated and do you have property management in house?” Controlling the property management at your investment is a significant and impactful way to add operational value add to your investment.

In the last few deals we acquired at LSCRE, we were able to accommodate some staff share (economies of scale) and bring an outside contracted services in house to be completed by our own maintenance staff. IN one case, there was one contract costing the property $56,000 a year and that went to $0. At a 6% cap rate, that one change added over $1,000,000 in value to the property and was done right when we purchased it!

3. Structural Value Add

Sometimes value can be unlocked by simply using the property more efficiently.

Adding rentable storage. Reserved parking. Garage rentals. Better utilization of existing space.

These changes often require relatively little capital but can generate new income streams.

More income means higher NOI.

4. Financial Value Add

Even the way a property is financed can create value.

Refinancing after improvements. Optimizing capital structure. Leveraging tax advantages.

While these changes may not be visible to residents, they can have a significant impact on investor returns.

The best multifamily investments don’t just improve the appearance of a property.

They improve the performance of the asset.
